Assignment Brief and Guidance Unit 6 Construction Information (Drawing, Detailing, Specification)

Your employer, a medium-sized general contractor, has been commissioned to design and build a small building in a local industrial park. The design team within the company has prepared a preliminary set of outline design drawings, which provide general information about the proposed building, site and form.

The company (Client), who manufactures architectural ironmongery owns the above warehouse on an industrial park close to their administration offices in the nearby town. They have previously applied for an extension block to the above unit for additional warehousing which was given approval. Due to the recent pandemic, the general economic downturn has affected sales, so the Client has decided to streamline their operations.

They decide to sell their freehold offices which are located 3 miles away in town and are looking to resubmit plans for the above unit. The company are seeking approval to relocate their office staff to the above unit by creating office space, meeting rooms and reception area into the permitted extension (on the right of the visual).

Initially, sketch concepts are required to add a ground floor reception area and two meeting rooms to accommodate up to six people each and First floor offices for administration staff, managers, and directors. Existing details are provided below. LO1 Evaluate different types of construction information in the context of diverse project types.

Task 1

As a trainee Architectural Technician in the company you are tasked with the responsibility of preparing the construction information package that will allow the construction team to build the project. The package of information required includes the following:

  • Site plan
  • Floor plan
  • Elevations
  • Section/Details
  • Door and window schedules
  • Outline bill of quantities
  • Schedule of works

Task 2

As part of your training your employer wants to check your understanding of the requirements i.e. the reasons for the various drawings, specification and schedules that you have produced.

So produce a Construction Information Glossary (approx. 750 words) that will explain the features and user of the construction information for different project types, describing them and giving examples of their use. By comparing related types of information, you will highlight the suitability of these for different types or scale of projects. Unit 6 Construction Information (Drawing, Detailing, Specification)

Existing Site details

• Site plan as shown in Figure 1, below.

Figure 3, existing plan & elevations.

General project information

• Overall size of the floor area to the extension is 13.4m x 15m (201 sq. m)

• A third or half of the ground floor rear area to be additional warehouse space.

• This site is on outskirts of the town centre in a growing modern industrial estate.

Aesthetic requirements

The Client requires the front and side elevations to be redesigned to add double doors, a feature window, and windows to offices for natural ventilation & light. A main staircase needed from ground to first floor and a lift for all appropriate access requirements.

Style in-keeping with existing build. Consideration should be given for disabled access to both ground and first floor areas to the extension. Due consideration given to thermal values and acoustics since a main trunk road runs very close to the premises.

Spatial requirements

• The design is to be over two storeys.

• The design requires office capacity for approx.. 25 staff with additional warehouse space, meeting rooms and reception.

Service requirements

• The extension design should allow for as much natural light as is reasonably practicable.

• The extension must be air conditioned.

• Take into account the extension orientation, the main façade being south facing.

• The extension must include toilet facilities for people with disabilities.

Sketches

The Design Manager has asked you to produce annotated sketches of your initial idea, to include:

• A visual sketch of the external view of the whole building

• Sketch plans, elevations and sections

CAD Drawings

  • Site plan
  • Floor plan
  • Elevations
  • Section/Details

Schedules

  • Door and window schedules
  • Outline bill of quantities
  • Schedule of works
